Alps: MGM Hotels & Résidences opens two new tourism residences for the Winter

Interview with David Giraud, CEO

Created in 1963, the group MGM Hotels et Résidences has been booming in recent years and is opening two new tourism residences this Winter in the Alps. To understand everything on the development and strategy of the group MGM, we interviewed its CEO, David Giraud.

David Giraud, President of the group MGM Hotels et Résidences - What is the added value of the group MGM?

David Giraud: “MGM has been set up in the Alps since 1963 and remains very attentive to the development of resorts.

As a leader in real estate development and high-end tourism in the French Alps, we make sure to select beautiful sites, high-quality equipments, upscale and authentic materials (such as wood, stone, lauze, glass, stainless steel, etc.) that guarantee historical value and offer more soul to our apartments.

Our clients choose us for our expertise, our technical know-how but also for the structure we provide them with. Through the different phases of construction, operation, and marketing, our clients will have only one contact person.

In short, MGM has an average staff of 40 people and a turnover of 60 million euros in 2016 (forecasted.)

We also have a real estate branch with commercial launches scheduled for 2016/2017: Lodge des Neiges in Tignes 1800 (73), La Résidence Anitéa in Valmorel (73), La Résidence Alexane in Samoëns (74).

As for our tourism branch, we are scheduling new openings for Christmas 2016: Le Cristal de Jade in Chamonix (74), a future 5-star residence built by MGM Constructeur and operated by MGM Hôtels & Résidences, and Le Roc des Tours at Grand-Bornand (74), also an upcoming 4-star tourism residence built by MGM Constructeur and operated by MGM Hôtels & Résidences.” - Which clientele are you hoping to conquer?

David Giraud: “A large part of our clientele already knows of MGM, they come to buy an MGM apartment, we are known for the quality of our achievements and for our brand.

The clientele we are targeting is a clientele that hopes to both invest in a high-quality product and enjoy the pleasure of investing.

Our clients are often mountain lovers who choose to purchase a tourism residence to best enjoy their apartment and services, with the equipments made available to them (swimming pool, sauna, bubbling baths, hammam, spa, etc.)

They want an apartment in the mountain without needing to take care of the management, rental, or maintenance. They want to invest and enjoy their investment!

Our owners talk about “love at first sight” purchases, they feel a true connection with the place, environment, as well as with the residence and its services…

The spread-out of our clientele is balanced in the following manner: 60% in France, 10% Belgium, 20% Great-Britain, 10% other countries.” - What are the infrastructures and specificities of your facilities?

David Giraud: “First of all, we are very attentive to the resorts we decide to invest in as well as to the situation of our residences. We prefer resorts that innovate in infrastructures, that invest in ski lifts, that have a summer and winter offer, and that provide activities for non-skiers.

As for the location of our residences, we ensure the proximity of services, businesses, ski access etc. It is important to facilitate the daily life of our owners and renters.

As for the product itself, MGM selects high-quality equipments and high-grade materials that can be customized according to their expectations. We also remain attentive to the volumes of apartments and service delivery that are included in our offer and directly inspired by 4 or 5 star hotel services.

Some of the services included are: customized reception to meet the requests of clients with a luggage service, car service, availability of a parking spot, unlimited access to the residence’s leisure areas: indoor heated pool, children’s pool, saunas, hammams, bubbling baths, fitness room…” - Can you tell us more about the two new residences that will open this Winter?

David Giraud: “We have been set up in the French Alps since 1963, first in Chamonix then in Annecy… in this respect, we are very familiar with the mountain environment, its real-estate development, its financial constraints, its clientele.

This year, we will open:

“Le Cristal de Jade” that enjoys an ideal location at the heart of the Mont-Blanc valley since the residence is located at the foot of the Aiguille du Midi aerial tramway, next to the center of Chamonix and to its businesses.

The location is its main advantage but not the only one… it is also our first tourism residence that will bear 5 stars, we are entering a new generation of residences with high-quality and customized services.

Our clients will also be able to reserve their skis online (the equipments will be delivered, stored and will patiently wait for the arrival of vacationers inside ski lockers), they’ll be able to create their grocery list for the week and get it delivered to their apartment. They will also benefit from access to a catering service or be able to request the service of a chef cook.

“Le Cristal de Jade” also has a beautiful relaxation space, with over 1,000 m2 for wellness!

As for the “Roc des Tours”, it is a hotel residence of 40 apartment-suites that will bear 4 stars and caters to a “skis on!” stay.

Located in Grand-Bornand/Chinaillon, in the Aravis region, “Le Roc des Tours” is located on the snow front and has special access to all 83 km of the Grand-Bo ski slopes.

Other advantages include: a children’s garden, sports store and the departure of ski classes just at the foot of the residence… a true advantage for families who won’t have transportation issues and will enjoy the friendly atmosphere of a village-resort.

Finally, "Le Roc des Tours” conveys a warm and intimate atmosphere. It is a hotel residence with beautiful services and equipments: Nespresso machine, wine cellar, high-tech appliances, high-speed free wifi, free cleaning throughout the stay, heated indoor pool, sauna, hammam, bubbling baths, two spa cabins, etc.”
